With a jigsaw, cut out the two A-frame sides as a matched pair. You can change the window cutouts to your own design, but keep the 3/4" structural edges and the second-floor horizontal piece intact — those are what the loft floor and roof hinge attach to later. Drill starter holes sized just bigger than your jigsaw blade before you begin each interior cut, so the blade has a clean entry point instead of having to plunge-cut.

Attach the 1x3 trim piece and loft floor to the two A-frame sides — use 1x3 here, not the 1x2 shown in some versions of this plan, since the extra width lets the roof close properly. Pocket holes, screws, or 1-1/4" (or longer) nails with wood glue all work.

Cut the roof free on one side so it can fold down and open for play. Attach the 1/4" plywood side panels to the sides of the 3/4" plywood frame with 3/4" brad nails and wood glue.

Nail the bottom panel to the edges of the 3/4" plywood frame. Attach the hinged roof side with small hinges so it swings open for full access into both stories.
